Turkey Buying Guides
Our professional team in the UK and in Turkey will guide you through the process of purchasing your home. We can arrange for a lawyer and an interpreter to act on your behalf so you can understand each step, from the time you select your ideal property until you receive your Tapu or Title deed. The Tapu is the official document, which indicates who has ownership rights over a property or land.
A reservation deposit is required to secure your chosen property and when the payment structure has been agreed, an agreement contract will be drawn up. Usually the deposit will be followed by an interim payment and the final payment on completion of sale. This will of course vary according to whether the property is being bought off-plan or ready built.
In Turkey, application must be made to the Military Head Office on your behalf for permission to buy a property and a copy of your passport and details of the property are required . This is a legal formality to ensure that the property is not in a Military Zone.

- Solicitors fee - £150
- Power of Attorney* - £45 -50
- Legal translator’s fee - £30
* We advise our customers to give power of attorney to the solicitor - this will enable the solicitor to deal directly with the title deed transfer and water and electricity connections on behalf of the purchaser.
There is no agency fee as all our properties are bought direct from the builder.
Local costs
- Buyers tax: Approx 1.5% of sale agreement price
- Government tax : Approx. £100
- Community tax: Approx. £8 paid annually for local services
- Property tax: Approx.0.5% of property price paid annually (5 year exemption for new build properties)
- Water & electricity connection fee: Approx. £250
- Earthquake insurance (required by law): Varies according to price and location
